Renters Insurance

Your landlord’s insurance generally protects the building and the landlord’s financial interests. It is not your policy. It usually does not pay to replace your clothes, furniture, electronics, or other belongings after a covered loss.

Renters insurance is often inexpensive relative to the cost of replacing everything you own at once. The value is not limited to expensive individual items. A room full of ordinary belongings can add up quickly after a fire, theft, or other covered event.

Personal property coverage can pay for covered damage or theft, subject to the policy’s deductible, limits, and exclusions. Replacement cost coverage pays based on the cost of buying a new equivalent item. Actual cash value coverage subtracts depreciation and may leave you with much less.

Estimate what it would cost to replace your belongings today. Walk through each room, include items stored elsewhere, and keep photos or a basic inventory. Check whether jewelry, bicycles, collectibles, musical instruments, or business equipment have low special limits and need added coverage.

Personal liability coverage can help if you are legally responsible for someone else’s injury or property damage. It may also help with legal defense costs. Medical payments coverage may pay limited medical expenses for an injured guest without requiring a liability judgment.

Choose a liability limit by considering the size of a serious claim, not only the value of your belongings. Your lease may require a minimum limit, but that minimum may not match the risk you want to transfer.

Loss of use coverage, also called additional living expense coverage, can help pay increased costs when a covered loss makes your home uninhabitable. This may include the extra cost of temporary lodging, meals, and other necessary expenses, subject to policy rules and limits.

Ask how long this coverage lasts, what dollar limit applies, and which records you would need for a claim. Keep the deductible in your financial base so a covered event does not force you into debt before reimbursement arrives.

Compare policies using the same property limit, liability limit, deductible, valuation method, and optional coverages. Read the exclusions for floods, earthquakes, pests, roommates, home businesses, and vacant homes. Roommates are not automatically covered unless the policy says they are.
